HQ building of the STEG International Services
The STEG International Services built its HQ building in Les Jardins de Carthage District, Tunis in 2018. This Office Building comprises 4 floors and has in total a built-up area of 2668 m². The main measures to save energy are thermal insulation of roofs, the use of an energy-efficient lighting system, the use of low-emissivity double glazing, and the use of an energy-efficient air conditioning system. The implementation of these measures has resulted in an annual energy savings of around 140 MWh of electricity.

Technical Building Systems
Ventilation system
- Type of ventilation
- Free ventilation (windows)
Space cooling system
- Primary space cooling system
- VRF reversible air-air heat pump running on NG.
- Efficiency
- 1.15
- Description
- Cooling is handled by a VRF reversible air-air heat pumps running on natural gas and AHUs. The system offers high performance with a higher COP and can heat and cool multiple areas, suitable for the building’s orientation and occupancy.
- Manufacturer(s) / products
- LG / GP-W400B6C and GP-UW250B6C
Space heating system
- Primary Space heating system
- Air-conditioning system (reversible for heating; air-air heat pump)
- Description
- The building's space heating is provided by the same system, VRF reversible air-air heat pumps runing on natural gas and air handling units.
Lighting system
- Primary lighting system
- LED (Light emitting diode lamps)
- Efficiency
- 100
- Description
- The lighting system includes 43 W LED panels in offices, 12 W recessed LED spotlights in large areas and toilets, and 3 W spotlights in the parking area and terraces. Presence detectors control lighting in circulation areas and toilets.
Shading devices
- Type of shading system installed
- Static (fix) shading systems as part of the building architecture (e.g. Maschrabiyya, porch roofs, pergolas)
- Description
- Two types of shading devices have been installed to prevent direct solar irradiation on specific building façades. The first type is an aluminium "airplane wing" horizontal sunshade, which has been deployed for windows facing northwest and southwest. The second type is an aluminium "awning" horizontal sunshade, which has been installed for windows facing northeast and southeast.
