HQ building of the STEG International Services

The STEG International Services built its HQ building in Les Jardins de Carthage District, Tunis in 2018. This Office Building comprises 4 floors and has in total a built-up area of 2668 m². The main measures to save energy are thermal insulation of roofs, the use of an energy-efficient lighting system, the use of low-emissivity double glazing, and the use of an energy-efficient air conditioning system. The implementation of these measures has resulted in an annual energy savings of around 140 MWh of electricity.

The building's roof features: a 2.5 cm bastard mortar layer; 21 cm of 16 cm hollow-body plus 5 cm reinforced concrete; 3 cm cement mortar; a steam screen; 4 cm rock wool; polyethylene and glass veil; 4 mm waterproof membrane; and paving.

Description of construction
The bay windows feature aluminum frames with thermal breaks and low-e double glazing. They have 6 mm clear low-emissivity glass inside, a 12 mm argon gas layer, and 6 mm Stopray smart glass outside for optimal thermal performance.

The lighting system includes 43 W LED panels in offices, 12 W recessed LED spotlights in large areas and toilets, and 3 W spotlights in the parking area and terraces. Presence detectors control lighting in circulation areas and toilets.

Description
Two types of shading devices have been installed to prevent direct solar irradiation on specific building façades. The first type is an aluminium "airplane wing" horizontal sunshade, which has been deployed for windows facing northwest and southwest. The second type is an aluminium "awning" horizontal sunshade, which has been installed for windows facing northeast and southeast.
