Construction of an office building.

The Planet Immo company built an office building on the lakeside of Tunis, in Tunis in 2008. This office building comprises 3 floors and has in total a built-up area of 2740 m². The main measures to save energy are the thermal insulation of roof terraces and exterior walls, the use of double glazed windows and window shades, and the use of energy efficient heat pumps. The implementation of these measures has resulted in an annual energy savings of electricity of around 565 MWh.

Building Envelope

External walls

Description of construction
The external walls are constructed with the following components: an interior coating of 2.5 cm, a 15 cm concrete wall, a 5 cm layer of glass wool panels, a 5 cm air blade, and a 1.5 cm sandstone ventilated façade.
U-Value
0.57 W/(m²*K)

Roof

Roof type
Flat roof
Description of construction
2 cm interior coating, a 10 cm armoured concrete layer, a 12 cm aerated concrete slope, a 0.3 cm bitumen coat, a 0.3 cm SP2 vapour barrier, a 4 cm rock wool layer, a 0.4 cm waterproofing membrane, and a 4 cm dalette
U-Value

Shading devices

Type of shading system installed
Static (fix) shading systems as part of the building architecture (e.g. Maschrabiyya, porch roofs, pergolas)
Description
The bay windows are fitted with aluminium sunshade slats, which provide effective solar shading and represent a practical solution for reducing solar heat gain. The angled design, at 60° to the windows' normal angle of incidence, provides effective protection for southeast and southwest facing bay windows. This solution allows for the obstruction of direct solar radiation while maintaining the natural lighting of the interior spaces.
