Ariana, Tunisia

NIDA Teleworking Centre.

The NIDA Outsource Centre built a Teleworking Centre in the El Ghazala Technology Park, Ariana in 2009. This office building comprises 5 floors and has in total a built-up area of 6000 m². The main measures to save energy are thermal insulation of roofs and exterior walls, the use of double glazed windows, the installation of window shades, the use of an energy efficient lighting system, and the use of an energy efficient heating and cooling system. The implementation of thse measures has resulted in an annual energy savings of electricity of around 260 MWh.

Technical Building Systems

Ventilation system

Type of ventilation
Free ventilation (windows)

Space cooling system

Primary space cooling system
reversible air-water heat pumps
Efficiency
3.2
Description
The building's cooling is provided by reversible air-water heat pumps with communicating regulators, connected to a centralized supervision system. The heat pumps connect to fan coil units, each with electronic controls linked to the central system.

Space heating system

Primary Space heating system
Heat Pump (air-water)
Description
The building's space heating is provided by the same system of reversible heat pumps.

Water heater system

Primary water heater system
Dedicated electric heater (dedicated = just hot water generation)
Description
Domestic hot water is used just for the needs of the hand wash basins.

Lighting system

Primary lighting system
Linear fluorescent lamps (LFL)
Efficiency
95
Secondary lighting system
LED (Light emitting diode lamps)
Description
T5-type LFL luminaires with electronic ballasts are used for internal lighting. Basement car park lighting is provided by LED projectors with motion detectors. Exterior lighting circuits have programmable twilight switches for Energy-E control

Shading devices

Type of shading system installed
Static (fix) shading systems as part of the building architecture (e.g. Maschrabiyya, porch roofs, pergolas)
Description
Sunshades made of aluminum slats mounted on external walls are used to mitigate the impact of solar irradiation entering the building through the South-West and North-West facing bay windows.
